Problem Tenants? We Got Your Back!

Got a tenant who is making your life a nightmare? Who gives you excuse after excuse for not paying the rent? Who doesn’t follow the rules? Who turned your home into a party house? You are NOT alone & we’re here to help! Our law firm has seen it all over the last 20+ years. We have the tools to solve your tenant headaches and restore order in your property.
The Dangers of Doing it Yourself

Do not attempt to remove your tenant without a Court Order. Changing the locks, turning off the electricity, or otherwise preventing your tenant from entering can get you sued for unlawful eviction. Damages for an unlawful eviction is three months rent or actual damages, whichever is higher! Do not attempt to represent yourself in Court. There is a vast cottage industry of defense lawyers looking to take advantage of a property owner’s legal mistakes, get your case dismissed, and then seek attorney’s fees and costs against you. Can you imagine having to pay your own tenant’s lawyer fees? Let our attorney carefully guide your case through the legal process.
The Eviction Process

All landlord-tenant disputes must be resolved in the Courts. Florida eviction laws are a complex mix of State statutory law, procedure law, and local case law. Most eviction cases require the paperwork to be flawless… or it could delay or even jeopardize your case. Therefore, it is important to hire a lawyer with experience in Miami-Dade and Broward County courts. Hiring an unlicensed person or attorney who is inexperienced can cost you dearly in wasted time and money. What you don’t know about the eviction process can hurt you!
What to Expect & How Long Does it Take?
Almost every eviction cases begin with a presuit notice. Different cases may require different types of notices with different amounts of waiting time. If the time limit expires and the tenant remains noncompliant, then the legal case is filed. The speed of the Court system varies week by week, Judge by Judge, and County by County. In general, it takes an average of 30 days from Case Initiation to Final Judgment. Our law firm has managed to push cases in as fast as 17 days from Case Initiation to Final Judgment by monitoring case status carefully and having your paperwork prewritten and ready to file.
